Good Morning all. Up at 3 am back to bed with a sip to wash an Advil down then back up at 7. Taking new to me F150 down to my mechanic for a quick once over and to see if I can park the 30 ft trailer I am purchasing today on his storage yard for a reasonable $$ per month.

Did you say it has a slide out? It needs a replacement awning cover and annual maintenance. I went over the entire camper with the seller and all equipment works 100% including the slide out. It needs a second battery and the brakes checked out. He towed it a short distance while he owned it.
The trailer is well maintained and extremely clean of the 5 or 6 that I looked at before this one all had that mildew smell. The seller is a marine mechanic and the original owner was very anal according to the seller. He resealed the roof when he first bought the trailer and again last year so no leaks at this time. again this travel trailer is in truly excellent condition and selling for well below the average market value for the same unit all over the eastern US RV dealers.

In fact, it has never been off Long Island since 2005 when it was originally purchased by owner #1 and I bought from owner #2 who is an anal marine mechanic

Even if they look good there's a gool chance they're dry rotted. If know anyone who owns a fleet of trucks ask him to get you a price on the tires. Fleets get deep discounts.
I might agree with Dan...Our RV sat for a couple years before we bought it... the tires also look good but I can feel vibration in them from flat spots. We only use it to travel 3 hours round trip tops to local RV/ATV parks so I have yet to invest in 6 new RV tires. That's gonna cost a pretty penny..
