Artemis PP700S-A regulator problem

Hello everyone. Today I notice a leak coming just before the regulator of my artemis pp700 mkII. After watching some guides I disassembled my the gun and took out the regulator. I believe the leak was solved with  some teflon tape on the threads.
But when I assembled everything and started shooting it was doing 300 fps only.
I turned the regulator all the way CW until it was very tight and shoot again. Still around 300 fps. I disassembled and assembled everything twice and still the same problem.
Can someone help me to find out what it could be ?
I sprayed some corrosion X inside the regulator washers before the problem happened. I don't know if it could have caused this.

I don't know about the low fps problems BUT Corrosion X is flammable! This could create a potentially dangerous situation! I would carefully disassemble the gun and clean all of the parts that may have come into contact with the aerosol with a safe non-flammable degreaser like Simple Green. High pressure air and flammable chemicals is a very dangerous combination!!!

A few possibilities that come to mind:

1.  High pressure air weeping around the white plastic disc inside the regulator.  This regulator design relies on its two halves being torqued together hard enough to form an airtight seal on each side of the white plastic disc.  It's not easy to do.  The symptom is regulator creep so the pressure at the valve is higher than expected.  The hammer does not strike the valve hard enough to open it fully so the velocity is lower than expected.
2. Tiny screw that goes through the white disc is so loose that the brass piston cannot travel far enough to make the screw seal off against the disc.  The result would be the valve is seeing full reservoir pressure and, like the previous issue, the hammer can't knock open the valve properly.
3.  Did you change the arrangement of the cup-shaped Belleville washers?  The factory uses nested pairs like this (( )) (( )) ((

By the way, PTFE tape only seals tapered threads like NPT pipe fittings.  It will not seal straight threads like those on the regulator.  If the leak is between the two halves of the regulator, you can drop in an O-ring as shown in the attached photo.  It's a size included in the spare parts bag.

Sounds like you have basically bypassed the regulator and you are seeing your cylinder pressure at the valve. Keep shooting it and I bet your velocity will keep increasing as the pressure decreases.

I installed the oring as you suggested to solve the leak.
Do I have to tight the tiny screw completely ? I tried doing this and the result was no air passing through the regulator.

Now I reassembled everything but left the tiny screw just a bit "loose".  1mm left for making it tight. It seems to be shooting fine now. Around 650fps.
I'm confused about how to assemble this regulator.

I took the teflon out and applied some liquid sealant on the threads. It's not adhesive.

I didn't know that could happen. If I read you answer before maybe it would have saved me a lot of time and effort !
So, if I screw the regulator completely the airgun will be "unregulated" ?

If I tighten the hammer will I ever overcome this lack of hammer tension issue ?
