Has anyone here ever owned land, then leased out said land to farmers or hunters? How did it turn out? Thanx.

Around this area some of the land belong to "
absentee landowners
” is rented for farming. The owner collects the rent regardless of the success or failure of the crop planted by the renter. The renter has all the expense of equipment, fuel, seed, chemicals, insurance, water [for rice], and upkeep of the land.

Hire an attorney!!!!!! It can be good, or it can be a nightmare. Lots of ins and outs to be considered, all of which should be done with an attorney already onboard. Seriously...............

Yes, I have rented out pasture land. Did well with it. Find out the going rate on similar land in your area . I discounted it some since I didn't live nearby & they took care of bush-hogging, fence repairs, fertilizing, etc.

Never rented out land, but our home in Virginia Beach is rented out and has been almost continuously for 6 years.
All I can say is, do your homework, both with your insurance company and on the law wherever that land is located... But take The Law with a huge heaping scoop of salt.
I'm about 26K more poor because SWMBO and I thought the law alone could cover us after some malfeasance by renters and in the end, all somebody has to do is skip out and you end up holding the bill for all the damage they incur and the local government usually has much bigger fish to fry. Renting out land is likely a whole lot less of a hassle, but I'd still advise some CYA. Mike's advice about an attorney is sage advice.
